I invest in Cookeville and all of the surrounding ares. Perfect credit is NOT required. I know that bad things have happened to good people, so I can work with you. Many of my current and/or former buyers have been through divorce, been injured on the job, are self-employed, or they just haven't had enough time to build up their credit yet. Of course, perfect credit buyers are welcome also. Here's what I look for:

- Good, stable employment (can be self-employed).
- Income high enough to make the payments. All sources of income considered.
- References from on-time rent payments.
- No criminal record (minor issues may be considered if they are not recent on a case-by-case basis).
